Once you have viewed the property that captures your eye, we will provide you with an application form and it is at this stage where you may be asked to put a holding deposit on the property so no one else can apply for it. The holding deposit will come off the deposit monies you pay, but as the rental market is so competitive at the moment with multiple applications for one property, this is the way we advise you proceed.

After you’ve completed the application we will perform the referencing and Right to Rent checks –these checks might show that you need a guarantor who will have to go through the same process if you agree to proceed. If you are self-employed or a student we may ask for additional information, but that is detailed on our website.

Once the checks have been completed and the landlord agrees to your tenancy we will agree on a moving-in date and start preparing an inventory. This is what both ourselves and the new tenant will need to agree to and will be referred to during the check-out or move-out process.

Prior to the move-in date deposit monies and the first month’s rent will be paid so that the tenant can get the keys. In some instances, deposit replacement insurance can be purchased. This basically means for the equivalent price of one week’s rent you have purchased an insurance policy that guarantees the landlord their deposit back. If this option is taken there is no deposit to come back to the tenant at the end of the tenancy. This would have saved you money at the beginning of a tenancy.

If you are using the standard deposit method, your deposit will be held with Tenancy Deposit Scheme (TDS) until the end of the tenancy.
